Before you build

Every project has its own site, scope, budget and approvals pathway. These answers explain what we commonly discuss with homeowners before a project starts, so the next conversation can be more useful and better grounded.
What information do I need to provide to get a quote?
The more complete the information, the more accurate and comparable your quote will be. A strong tender package usually includes plans and elevations, engineering, a soil report, specifications for fixtures and finishes, and relevant energy reports such as BASIX. If you are still early in the process, we can also help with a design and build pathway before a fixed-price quote is prepared.
How do I find the right builder?
Price matters, but the right builder also needs to understand the brief, communicate clearly and present a quote that explains scope, inclusions, exclusions and allowances. Look for current licensing and insurance, relevant experience, references, a professional quotation and someone who can explain the approvals, contract and construction process in plain language.
How do I check a builder’s licence?
You can check a builder or tradesperson through the Service NSW licence verification portal using the contractor name or licence number. Hemmens Building holds NSW builder licence 379628C.
What memberships do you have?
Hemmens Building is a Housing Industry Association member and also holds membership with the Association of Professional Builders. We use industry learning and professional development to stay current with building standards, systems and better project delivery.
How is quality managed?
Quality is managed through clear standards, careful material selection, experienced trades, regular inspections and documented project communication. We check important stages of the work, address issues early and keep clients informed so workmanship, safety and compliance stay front of mind throughout the build.
Where do you build?
We take on residential construction projects across the Central Coast region, Lake Macquarie LGA and selected projects as far south as Berowra.
How am I kept up to date during the build?
Communication is handled through scheduled site meetings, calls, emails and a personalised client portal. The portal helps clients review updates, timelines, photos, selections, quotes, change orders, plans and key documents in one place.
