No. Our Concept Estimate is designed to work from sketches, early design briefs, or just a clear idea of what you’re hoping to build. It’s the best way to test feasibility before committing to design fees.
In both the Cost Analysis and VIP Package, your estimate includes a full breakdown of expected construction costs—covering materials, labour, allowances (PC items), and other relevant costs. This is not a guess—it’s based on detailed trade inputs, site knowledge, and data from comparable NSW projects.
To begin your Cost Analysis, we ask for a fully refundable $500 deposit to secure your place in our estimating queue.
After we receive your deposit, we’ll review your plans and scope of work. If your project requires a more detailed or complex estimate, we’ll provide a formal quote for the total cost of preparing the estimate. The pricing is calculated using this formula:
$0–$500K: 0.35% of project value (minimum charge $500)
$500K–$1M: 0.3% of project value
$1M–$2.5M: 0.25% of project value
$2.5M+: Negotiable flat rate
✅ If you proceed, your $500 deposit is credited toward the final estimate fee.
❌ If you decide not to proceed, your $500 is fully refunded, no questions asked.
All payments and refunds are handled securely via Stripe, our trusted payment gateway.
Yes. If your project proceeds to a signed construction contract with Hemmens Building, your estimate fee (from either the Cost Analysis or VIP Package) will be fully refunded—credited back as part of your project contract.
The $4,500 + GST VIP fee includes all inspections, reports, design consultations, proposal preparation, and builder review of your drawings. The detailed estimate is also included, but the fee for preparing the estimate is quoted separately based on project complexity. That estimate fee is also refunded if you build with us.
We use Stripe, a trusted global payment gateway used by millions of businesses worldwide. Stripe is PCI-compliant and handles all payments using secure encryption technology. Your payment details are never stored on our website.
You’ll receive an email confirmation and next steps based on your chosen package. We’ll get in touch to collect any drawings or site information, schedule your meetings or site inspections, and confirm any necessary reports or services. For VIP clients, we’ll also quote the estimate fee after reviewing your plans.
Yes. Many clients start with the Concept Estimate and upgrade to a full Cost Analysis or the VIP Package as their project progresses.
Absolutely. We often work alongside external designers and architects to help value-manage the project and ensure budgets are respected throughout the design phase.
